Two NH business owners — not consultants

We built this for our own businesses first.

Owner Operated AI exists because two NH business owners needed AI to work for real companies — not demos, not pitch decks, not theory. We figured it out, it changed how we operate, and now we teach other owners how to do the same.

The honest version of why we started this

We weren't early adopters because we loved technology. We adopted AI because we were losing jobs to faster competitors, drowning in admin work, and watching leads fall through the cracks at 9pm when no one was available to respond.

One of us runs a home building and site work company in Newfield, ME. The other owns a property management portfolio and real estate brokerage in Seacoast NH. Different businesses — same problems. Too much manual work. Not enough hours.

We started using AI to solve specific problems in our own companies. It worked. Then we started helping a few other local owners do the same. That worked too. So we built Owner Operated AI to do it at scale.

Everything we teach and build, we use ourselves. If we wouldn't run it in our own business, we don't sell it to yours.

What we actually run

Construction & Site Work

Newfield, MENew construction, excavation, land development — active jobs, active crews

Property Management Portfolio

Seacoast NHResidential properties, tenant coordination, maintenance operations

Licensed Real Estate Brokerage

Seacoast NHActive buyer/seller representation, closings, market analysis

Why this matters to you

When we tell you AI can handle after-hours lead response for a contractor — it's because we set it up for our own contracting business and watched it close jobs we would have missed. This isn't a case study from someone else's client.

Dylan Langone

Co-Founder — AI Systems & Technology

Dylan owns and operates a home building and site work company in Newfield, ME — active construction projects, real crews, real deadlines. He started using AI to solve the same problems most contractors face: missed leads, slow follow-up, hours lost to admin.

He went deep. Three certifications from Anthropic — the company behind Claude, one of the leading AI systems in the world. Not certifications from a YouTube course. The real evaluations from the team building the technology.

Dylan builds the systems. He handles the technical architecture, the AI configuration, and the integrations. When he teaches prompting and automation in the workshop, he's teaching from a construction business owner's perspective — not a developer's.

Jeff

Co-Founder — Operations & Business Strategy

Jeff owns a property management portfolio and a licensed real estate brokerage in Seacoast NH. He's been in the NH business community for years — and has passed legislation through the New Hampshire State House.

He adopted AI because property management is relentless: maintenance requests, tenant communication, lease renewals, review management, and scheduling — all day, every day. AI cut his admin load significantly. He knows exactly what it's like to run a business where being unavailable costs you money.

Jeff handles the business side of every engagement — understanding your workflow, identifying the highest-ROI automation targets, and making sure the systems we build actually fit how your business operates.

What we actually believe

Most small businesses don't need more software — they need fewer tools, working better.

We see business owners buried under 8 subscriptions they barely use. We build fewer, more integrated systems.

AI that doesn't pay for itself in 30 days isn't worth your time.

Every system we build has a clear ROI target. Lead automation, review automation, time savings — measurable, not theoretical.

You should own what you pay for.

No vendor lock-in. No monthly AI subscription to us. We build it, document it, hand it off. It runs without us.

The best AI teacher for a business owner is another business owner.

That's the entire premise of our workshops. Not a developer. Not a consultant. Someone who has to make payroll.

In their own words

I didn't believe it would work for a small contractor until I watched it close a job at 11pm while I was asleep. Now I wouldn't operate without it.

Excavation contractor, Seacoast NH

I've been to tech workshops before. This is completely different — you actually build things during it, and they work when you leave.

Two guys who run businesses just like mine, teaching me exactly what they use. That's the only reason I signed up.
